Questions Owners Ask

Holiday home management in Dubai, explained

How much do holiday home management companies charge in Dubai?

Most holiday home operators in Dubai charge between 15% and 25% of rental income. Lotus Holiday Homes charges 10% commission — one of the lowest rates in the market — made possible by smart automations that reduce our operating costs.

Is it legal to rent out my apartment short-term in Dubai?

Yes. Short-term rentals are legal in Dubai when the unit holds a holiday home permit from the Department of Economy and Tourism (DET). Lotus Holiday Homes is a licensed operator and obtains and renews the permit for your unit as part of our service.

How much can my property earn as a holiday home in Dubai?

Earnings depend on the area, unit size, quality of presentation and the season. In high-demand areas such as Downtown Dubai and Business Bay, nightly short-term rates typically outperform an annual tenancy over the year. We provide a free, honest rental assessment for your specific unit before you commit to anything.

Can I still use my property myself?

Yes. Unlike a long-term tenancy, your home stays yours to use. Lotus offers flexible contracts — block your own dates for family visits or a season in Dubai, and your property earns for you the rest of the year.

What is the Lotus mortgage guarantee?

Owners of mortgaged properties can opt for a guarantee under which Lotus Holiday Homes covers the yearly instalments of the mortgage on the property. The guarantee is subject to property eligibility and is not available on all properties; for eligible properties, commission starts at 20%.

Which areas of Dubai does Lotus Holiday Homes cover?

We currently manage apartments in Downtown Dubai, Business Bay and the Azizi Riviera community in Mohammed Bin Rashid City (Meydan), and we accept properties across Dubai. If you own an apartment or villa anywhere in the city, send us the details for a free assessment.

How do I hand my property over to Lotus?

Message us on WhatsApp at +971 58 175 5445 or use the contact form. We assess your unit's earning potential, obtain the DET holiday home permit, prepare and photograph the unit, and list it on Airbnb, Booking.com and other channels — your property can be earning within weeks.
